Фирми вече ще могат да управляват етажната собственост

 

Сдруженията на собственици на жилища в една сграда ще могат да наемат фирми за управление на етажната им собственост за срок от 2 години. Това предвиждат промени в Закона за управление на етажната собственост, одобрени от правителството в сряда.

В момента е възможно наемането на физически лица за професионални домоуправители без да е посочен какъв да е срокът на договора.

Наемането на специализирана компания, която да се грижи за имота, ще става със съгласието на собствениците на поне 50% от идеалните части.

Дава се право на собствениците на жилища в сградата да могат да общуват по електронната поща или – ако живеят на друг адрес в страната, да бъдат уведомявани с традиционни писма за решенията на съседите си, предвиждат още промените в закона.

Членовете на нововъзникнала етажна собственост пък се задължават да изберат управителен съвет и управител в 6-месечен срок от въвеждането на сградата в експлоатация.

Промените в закона ще позволят да се регистрират сдружения на собствениците за няколко сгради в режим на етажна собственост, които са изпълнени при свързано застрояване по смисъла на Закона за устройство на територията.

Ако едно от жилищата смени собственика си, членството в сдружението се прехвърля на новия, но не и задълженията на продавача, освен ако при сделката не е уговорено друго.

При неотложен ремонт собствениците ще са длъжни да осигурят достъп до помещенията, които трябва да бъдат обследвани или ремонтирани.

Предложени са изменения в задълженията на собствениците за поддържането на сградата в добро техническо състояние и забрана да извършват строителни и монтажни дейности, които ще го влошат.
